3118 Webster Avenue: A New Era of Affordable Living in the Bronx

The Housing Partnership joined in a public-private collaboration with Urban Builder Collaborative, LLC, an affiliate of Lettire Construction Corp., and The Doe Fund, a nonprofit organization committed to addressing homelessness, in the development of a 100% affordable multifamily building at 3118 Webster Avenue in the Bronx. “This project was led by a skilled team of professionals dedicated to creating supportive housing for our most vulnerable neighbors,” said Jamie Smarr, President and CEO of the Housing Partnership.
Designed by Curtis + Ginsberg Architects, the 98,400-square-foot building will feature 109 apartments, ranging from studios to three-bedroom units. Of these, 70 units are designated for residents earning between 40% and 80% of Area Median Income, while 39 units will be reserved for individuals and families who have experienced long-term homelessness. The property also includes 1,500 square feet of ground level retail space.
The building amenities include an interior courtyard with outdoor recreational spaces, a gym, a laundry room, 24/7 front desk security and a live-in superintendent. The Doe Fund will provide on-site supportive services for residents, including case management, substance abuse counseling, and educational and employment resources.
Located in the Norwood section of the Bronx, between 204th and 205th Streets, this project signals a new and exciting chapter for the neighborhood. With a total development cost surpassing $72 million, it aims to foster residential, commercial, and cultural growth, enriching the local community.
Financing for 3118 Webster Avenue involved a combination of sources including financial institutions, the New York City Department of Housing Preservation and Development’s Extremely Low and Low-Income Affordability Program (ELLA), tax credit equity, and discretionary funding from the New York City Council. ●
